Home Buying Simplified
Let us help you with buying a home
Here is a 6-step guide to get started…
Step 1: Get Pre-Qualified
The importance of getting pre-qualified before you start looking for a home cannot be overemphasized. This will give you an idea of the price range of homes you should stay within, identify any discrepancies with your credit, and inform you of the down payment amount should the lender require one. In addition, many sellers will not accept offers from buyers who are not pre-qualified, so having this available up front will give you an advantage when you submit your offer.
We can assist you with your pre-qualification. Simply fill out our pre-qualification form or contact us today to get started.
Order our free Homebuyer’s Guide. It will give you the key questions to ask your mortgage lender as you shop for your home loan. It is full of great information to help you throughout the loan process.
Step 2: Search for Your Perfect Home
With our help, we can narrow down your search:
- As members of the Austin Multiple listing Service (MLS) and the Austin Board of REALTORS, we have access to the latest data and properties on the market. We provide a Wish List for you to complete, so we can track properties that fit your criteria.
- Based on this information, we will create a personal real estate website where you can view properties that match your criteria. You will receive a daily email
with a link to the updates as new properties come on the market. And for each property, you can write notes, save it as a favorite, map it, or email it to your friend/realtor.
We can help educate you about factors such as zoning, crime rates, home values, taxes, quality of schools, access to emergency services, and traffic conditions, and how they all impact your target real estate area.
Step 3: Schedule a Showing
We facilitate access to available Austin area homes for your personal review to include, if necessary, porting you to and from the airport, etc. We make sure these showings fit your schedule any day of the week.
Step 4: Submit an Offer
When submitting an offer to buy real estate, we make sure you are informed. We will:
- Provide a Comparable Market Analysis (CMA) – a report that describes what similar properties in the area are selling for so you can make an educated decision about your offer price. Together we can determine the best offer price.
- Negotiate the agreed upon price, seller paid fees, repairs and other contingencies
- Explain each part of the contract and maintain your confidentiality
- Provide you a copy of the accepted contract
Step 5: Follow the Contract to Close
There can be a lot to take care during the contract to close process. We can assist you along the way with:
- Setting up an appointment for inspection
- Negotiating any repairs required
- Coordinating activities and tracking deadlines among the seller, title company and your mortgage company to make for a smooth closing
- Setting up the final walk-through and closing appointments
- Assist with moving arrangements as needed
Step 6: Close on Your House
Congratulations! We will continue to represent you at closing while reviewing your documents and delivering your keys. Even after your closing, we will be there to help you with any of your future real estate needs whether that means pulling tax records or comparable sales in your neighborhood.
